Flagship Group's affordable housing scheme in Bacton gets go-ahead

Homes built by Flagship. A proposal for a 47 all-affordable housing scheme for Bacton, north Norfolk, has been approved. 

A proposal to build 47 all-affordable homes in the north Norfolk village of Bacton has been given the green light.

North Norfolk District Council’s development committee has granted permission for the housing scheme made by Flagship Group, the largest social housing provider in the east of England.

The homes will be built on a 2.8 hectare site, to be accessed off Coast Road. Flagship will also gift a 0.65ha plot of land south of the village hall in Coast Road to the parish council to use as a public open space, and for extra car parking.

Mark Williams, head of land and planning development at Flagship, said sustainability was a key part of the site’s design.

Mr Williams said: “We are delighted to be able to proceed with this development, which will provide much-needed affordable homes for Bacton. 

“We’ve designed a layout which includes an expanse of green open space for residents of Bacton to enjoy, and to promote biodiversity.”

The low-carbon housing scheme will feature air-source heat pumps and solar panels. The houses will be built using Modern Methods of Construction - MMCs - meaning components such as walls and roofs will be prepared in a factory before assembly on site. This will make the construction less intrusive, faster and guard against delays caused by weather and other factors.

Twenty-eight of the homes will be for affordable rent, to be managed by Flagship’s housing association, Victory Homes, and allocated to families on NNDC’s housing waiting list.

The other 19 homes will be offered on the 'shared ownership' model. This allows families to get on the housing ladder and gradually buy their own home with a low deposit.

The site will include a mix of bungalows and two-storey properties, with some detached, some semi-detached, and a single run of three terraced houses.

Construction is due to start in autumn, and the first homes are due to be completed in autumn 2025.
