Twenty-three affordable homes hit major milestone on Norfolk coast

Twenty-three new affordable homes are taking shape on the Norfolk coast – and they’ve just hit a milestone to be proud of.
Workers at The Sandpipers, in Ostend Road, Walcott, have reached the highest point in the development, an achievement that’s usually marked with a topping-out ceremony.
Flagship Homes, part of Bromford Flagship, is building a mix of one, two and three-bedroom homes at the site. Once complete, which should be by January 2026, they will be allocated to local families who need them on the local council housing register and managed by Flagship’s housing association, Victory Homes. All of the homes are for affordable rent, meaning they will be let at 80% of market value.
Stephen Jones, senior project manager at Flagship, said: “Reaching this stage is a big moment for the team. The build has been going really well, and we’ve had some great feedback already about the quality of the kitchens and the homes in general.
“We’re proud to be creating warm, energy-efficient houses that will make a real difference for people in the local community.”

Mr Jones was joined by construction manager Kyle Crush and site manager Shane Scarry on the roof of the highest house for the topping-out, which involved the pouring of a celebratory bottle.
Construction firm Marfleet & Blyth is the principal contractor on the project. Mr Crush said: “It’s been fantastic to work alongside Flagship Homes again, and the attention to detail from the very start of the project is paying off.
“The homes are taking shape beautifully. We’ve had lots of positive comments from visitors to the site, which is always good to hear.”

The scheme was part-funded by Homes England, the government’s housing and regeneration agency which aims to speed up the pace of housebuilding across the country.
The homes are being built with modern timber frames and fitted with air source heat pumps and solar panels, helping to cut energy bills and lower carbon emissions.
The development will also include a shared green space with play equipment for residents. Set on Norfolk’s north-east coast, Walcott is known for its sweeping sea views, sandy beach, and welcoming, village feel.
